Planning approval has been granted for Plot 5000, a new, innovative lab-enabled office building with unprecedented amenity located at the heart of the ARC Oxford Science Park

The amenity provision at Plot 5000 will set a new benchmark for lab buildings with the tone set on arrival into the building through a large townhall space across the ground and first floor, with tiered seating and a café connected to an external podium.
At roof level, a dedicated amenity space with playful roof form and generous natural light extends into a surrounding terrace offering unrivalled views towards Oxford City Centre.
Floorplates are designed for maximum flexibility for different sizes of occupiers with up to four tenants per floor, with further flexibility to vary the size, type and configuration of lab space on any part of the floor. This is enabled through generous floor to floors heights and service zones, and by optimising the structural design and its response factor to bring vibration to a minimum across the whole floor.
Natural light to all sides of the floorplate enhances well-being within all the lab spaces, some of which also have access to a private terrace. Natural ventilation to the roof amenity takes advantage of the tall volume and high-level opening windows.
Plans
Sustainability is a key driver for the design, which targets a 40% reduction in CO2 against Part L, a BREEAM Excellent rating and a Planet Mark certification. Passive architectural approaches, wellbeing-driven designs, functional adaptability strategies and circular economy principles have been developed to meet these targets
To reduce embodied carbon and potential waste at fit out stage only the necessary finishes and materials are provided to the floorplates with a ‘Shell & Core’ provision and design following the principles of a ‘long life, loose fit’ approach to allow for future adaption and longevity as the scientific community’s demands evolve.
The building is fronted by the Waterside Gardens, a landscaped public realm that repurposes the existing ponds and seamlessly connects the plot to the rest of the park. Car parking is provided at grade to reduce embodied carbon and avoid basements or dedicated parking structures.
